FOR SALE BY INFORMAL TENDER TO TAKE PLACE ON FRIDAY 18TH FEBRUARY 2022 AT 12:00 MIDDAY.<br /><br />An exceedingly rare opportunity to acquire a unique parcel of land just by one of the finest beaches in the South-West. <br /><br />Situated on a private road, this is about a quarter acre of mature woodland. It has parking and a wooden building, formerly used as a stable, and a small timber structure that used to be used as a tack room.<br /><br />It has superb access to both ends of the renowned surfers’ and holiday beach of Putsborough Sands. Turn right out of the property and you are a few minutes’ walk along the private road to a public footpath which leads to a scramble down to Blackrock. Blackrock is at the North end of the beach and about twenty minutes’ walk along a pristine beach to the pretty town of Woolacombe which has a few hotels, shops and pubs. But beware, it is a scramble down to the beach and not for everyone.<br /><br />The easy way to the beach is to turn left out of the property: the way you drove in, to the T junction. There, you can choose to walk down about 80 yds and across the ramp at Vention House on to the beach. This is a bridleway and has free access for pedestrians and equestrians. Putsborough beach is freely used by equestrians.<br /><br />You can also enter the car park at this point and walk across the car park to the café and steps down to the beach.<br /><br />All Putsborough Sands is private property to medium high water mark and with public access via rights of way. In practice this means you have total access to the beach but the owners have the capability to restrict unauthorized vehicular access, hawking or other nuisances.<br /><br />Away from the property, you have the facilities of Georgeham and Croyde. Both are less than ten minutes’ drive. Croyde is a very well known holiday resort with a lively young crowd and three pubs, a post office and a few shops. Georgeham is a bit quieter but still with two very charming pubs and an excellent village shop and post office and church.<br /><br />Further afield, Braunton is about twenty minutes’ drive and has a Tesco and a wider choice of shops. The aforementioned Woolacombe is probably quicker on foot than by car (try it!).<br />To get to the property you should first head to Braunton on the A361. At the traffic lights in the town centre turn left to Croyde. After about four miles you will pass the Saunton Sands hotel on the left and after about another mile you will enter Croyde village. The Thatch pub will be on the left and after about 100 yds turn left as the road swings right. <br /><br />You will pass a garage on the left and continue a little further until the road swings right and becomes single track. You are now on a single track road with passing places and need to drive carefully. After about half a mile you will come to a T junction. Turn left and follow the road past the car park entrance. It will swing left down the hill and after a few hundred yards you will see a road going off to the right and a very narrow road in front of you with a pedestrian entrance to the car park on your left.<br /><br />TURN RIGHT. You will see a building on the right with a Mansard roof and with a semi circular parking bay to the front. A little further on is our property on the right. The stable is beside the stream, so the entrance is up a ramp just before the little bridge.<br /><br />The property has an underground reservoir which used to serve all the houses on the road. They all now have mains water but probably still use it for their gardens. There is no requirement for the owner of this property to maintain the water supply to the local houses but they have a right to enter the property to effect repairs to the water supply if they want to do so in order to maintain the supply.
