The location is excellent, with good transport links and nearby schools. The small outdoor space is a bonus. The list price is higher than a simple calculation based on average price per sqft for the area would suggest, however, considering it is a modern flat in a desirable location, and nearby flats are selling for higher prices, this may be justified. Further investigation into comparable properties in the immediate vicinity would be needed to determine whether the list price is truly reflective of the market.
