| Helford, Cornwall SETTING THE SCENE

The Helford River is one of the most beautiful and unspoilt rivers in Cornwall, with its deep sheltered valleys, ancient oak forests and hidden creeks that cut inland along this sheltered part of the South Cornwall coast. The safety and seclusion of the Helford River has much to do with its situation within an Area of Outstanding Natural Beauty. The Helford was renowned as a haven for pirates and has inspired many writers, notably Daphne du Maurier and her novel, Frenchman's Creek.

Today, the Helford River continues to offer wonderful boating and a second natural harbour from which to explore the coast, much of which is owned and protected by the National Trust. As well as having fine coastal walks and creek paths, the area also has a climate suitable for many sub-tropical plants as the nearby gardens of Glendurgan and Trebah Gardens show.

The sailing facilities here are second to none; the Helford River, Falmouth Bay and Fal Estuary offer some of the finest day sailing waters in the UK with excellent yachting facilities including the nearby Helford River Sailing Club and many deep water moorings in the river.

As well as the busy sailing club, the idyllic village of Helford provides a local shop as well as the thatched Shipwrights Arms with its wonderful waterside terraces. During the summer months there is a small passenger ferry to the north side of the river. There is an ancient Norman church and primary school in the nearby village of Manaccan. The charming market town of Helston lies about 10 miles away, providing a local hospital, schooling, supermarkets, a sports centre and a full range of shopping facilities. RNAS Culdrose offers facilities for private aircraft.

THE TOUR

Believed to date from the 1970's, Quay House occupies a truly unique and wonderful elevated position with just a handful of other properties on an exclusive private peninsula jutting out from the village into the river, and effectively separating Helford Village Creek from the National trust-owned Penarvon Cove. An easy stroll from the water's edge, the famed village pub and the village shop, Quay House sits near the top of its generous and established grounds and is afforded exceptional privacy due to its unique position.

Inside, it is fair to say the property is dated by current standards, but has been lovingly maintained, and as such offers huge scope for remodelling, enlargement or indeed complete rebuild subject to the necessary consents. At present there are four double bedrooms, with the largest of these having a dressing area and en suite bathroom. There is a kitchen, utility and a large open plan sitting/dining room that enjoy superb views over the gardens and river beyond.

THE GREAT OUTDOORS

Unusually for a house in Helford village, Quay House is set in generous gardens extending to approximately 0..35 acres. There are a variety of mature trees and shrubs which provide a high level of privacy and seclusion and frame the views across the river. There is a large terraced area with a pond, that step down to formal lawns and a treelined area to the West. At the south western corner of the plot, there is an additional pedestrian gate onto the minor road in front. There is a large attached garage and a driveway in front of the property, that provides private parking for several cars/boats.

| Trevilla, nr Feock SETTING THE SCENE

Vine Cottage is set in the rural hamlet of Trevilla, which lies above the head of Pill Creek close to the waterside village of Feock, long regarded as one of the most sought after locations in south Cornwall.
At the head of the sailing waters of the Carrick Roads, the village of Feock has a pretty church at its heart, with boatyard, deep-water moorings and sailing school at Loe Beach.
Just a short drive away, the cathedral city of Truro offers an excellent shopping centre, Waitrose supermarket, private and state schooling, plus a mainline link to London Paddington including overnight 'sleeper' service.
This part of South Cornwall is perhaps best known for its wonderful sailing and watersports with deep water moorings and first-class yacht marinas at Falmouth and Mylor. It also has one of the most wonderfully mild climates in the United Kingdom, ensuring some of the most spectacular gardens in the country including the nearby (National Trust) Trelissick Estate.

HISTORY

Whilst there is no certain age for the original part of the present building, the Cornish historian, Charles Henderson, believed that the Trevilla mentioned in the Doomsday Book (1086) was in fact Trevilla Manor which he understood to have been sited at the western end of the hamlet. Features discovered by our clients during the renovation led them also to believe that Vine Cottage may well have been the old manor house. An original "bowl" fireplace was found in the centre of the existing sitting/dining room and the height of the existing fireplace also alludes to a full height room to the rafters above.

The property is thought to have been owned by Robert de Mortain - given to him by his half-brother, William the Conqueror, after the Battle of Hastings. Then in later years the property and its land were split in ownership between the landed Cornish families of Trefusis and Boscawen.

THE TOUR

The main living spaces are laid out across the ground floor, comprising a large, relaxed sitting/dining room with an impressive, old stone fireplace that houses a wood burning stove at one end. This room leads directly into the study or fourth bedroom, which features an inglenook fireplace (currently not in use) and a door that opens out into the garden. The fitted kitchen/breakfast room is well equipped, with a yellow Sandyford Lady oil-fired cooking range that incorporates a boiler, supplying all the domestic hot water and central heating system.

On the first floor there is large galleried landing that leads to a superb triple-aspect reception room with a vaulted open-beamed ceiling, mezzanine storage level, a charming 'eyebrow' window and access to the rear gardens. This room could lend itself to a variety of uses, including office, music room or perhaps conversion to further bedroom(s), subject to the necessary consents.

The first floor also provides three good-sized bedrooms, all featuring exposed beams and their own individual character features and charm. Two of the rooms are accompanied by an en suite shower room, whilst the master bedroom also boasts its own dressing room. There is a separate family bathroom and several of the bedrooms enjoy views out over the countryside towards the sailing waters of the Fal Estuary and even across Falmouth Bay in the distance.

THE GREAT OUTDOORS

Surrounding the property are beautifully planted gardens featuring tiers of gravelled plant beds, pathways, lawns and impressive granite rockeries profusely stocked with a wide variety of colourful, specimen flowering plants. The gardens ascend a slope behind the house and from the top level of the lawn there are some incredibly beautiful views out over the countryside below stretching out to the boats on Carrick Roads.

There are two driveways to the property, the main one of which provides parking for two/three cars and access to the double integral garage, which then leads through to the rear garden. The secondary access provides a further off-street parking and access to the front gardens.

SERVICES
